Villa NISI – beautiful spacious villa with amazing view and infinity pool offering the serenity you need
This is a recent born villa on Akropsias hill. Villa NISI ("an island" in Greek) is overlooking the sea and has a splendid view on the island of Ithaca and Kefalonia.
South facing, the house is full of sunshine and natural light, but always refreshing thanks to the pleasant cool breezes. Air conditioning is offered in all interior areas for extra cooling.
The house is made with safety high standards but also is one of the rare properties in the region that provides access for people with disabilities.
The VIlla Nisi is a luxurious property that was built with conscience of the environment and natural beauty of the area. Surrounded by olive trees, the villa is a promise of calm and serenity. Flowers around the deck release powerful odors of lavender and laurel, or herbs like rosemary, thyme, sage and oregano, while its contemporary decoration, brings you all the comfort of an upscale home.
This is the ideal place for vacation, relaxation, resting and to enjoy all the activities the island has to offer: sea sports, hiking, horse-riding, boat tours and sightseeing.
Dynamic and friendly staff welcomes you on site and promise to make your stay unforgettable, offering local knowledge and help in case of need.
OUTSIDE
You enter the house through the terrace, a few steps from the parking place, where a large pergola provides shadow to the outside dining and barbecue area by the pool.
The access for disabled people starts from the car park, and reaches the terrace to enter the house.
A swimming pool of 34m2 facing the sea offers a wonderful feeling. With a depth of 1m to 1.4m all along its length, everyone can swim or cool off in the water without effort. Just enjoy the water!
Under an olive tree, a small siting area is waiting for you to relax or enjoy the view to the pool and the blue sea. It’s an ideal corner for aperitifs in the evening.
GROUND FLOOR
As you enter the villa you find yourself in a large high ceiling room divided in a dining area and a lounge area with satellite TV, leading through the open layout to the modern, well equipped kitchen. Thanks to the large windows you never lose sight of the breathtaking sea view. Opposite the kitchen you can find the stairways that lead to a mezzanine. Walking through a corridor, you are lead to the two ground floor bedrooms.
One bedroom with two 90x200 beds, that can be converted into one bed of 180x200, with an en-suited bath with an Italian shower and a toilet accessed also by people with disabilities.
The second bedroom has two 90x200 twin beds, and en-suited bathroom. This room has also access to a charming garden terrace. Both rooms offer sea view.
MEZZANINE
Overlooking the living room, the large mezzanine offers a single bed if required or a sofa for relaxation, reading or a quiet nap.
BASEMENT
A laundry room with washing machine, storage space, iron and iron-board.
Safe deposit box.
ACCESS
The villa is located 2.5 km from the small port of Sivota where you will find many choices of taverns, bars, a few food stores and souvenirs. It takes 4 minutes by car to get there, and 15 minutes by foot. Please note that the last kilometer to get to the villa is unpaved.
Kindly be advised that the owner of the villa has done all necessary proactive disinfestation, always in line to the environmental laws for the protection of the natural life. However the property is located within the beautiful natural surroundings and contact with insects or small animals (eg stray cats, mice, reptiles, flies, mosquitos, ants etc) cannot always be prevented.

CANCELLATIONS.
Any cancellation must be sent in written and the cancellation fee is as follows:
• Cancellation more than 120 days before the arrival date, we keep 10% of the total price of the stay.
• Cancellation between 120 days and 60 days before the arrival date, we keep 50% of the total price of the stay.
• Cancellation between 60 days and 30 days before the arrival date, we keep 75% of the total price of the stay.
• Less than 30 days, we keep 100% of the price of the stay.
The cancellation terms may differ if the reservation is done through different reservation channels (eg Airbnb, Booking.com etc)

But for us the best was the pool area where we spent the most part of the day - there is enough shadow so you really can spend the whole day there.
We hope to come again some day and would definitely recommend the villa for families and friends groups up to 8 people.

We didn't want to leave Lefkada and Sivota anymore. The only thing to keep in mind is the access road which in the last km is devoid of asphalt and you have to pay attention to the crushed stone present.

Ax we have done before we rented a boat for a day to travel around the islands which was fantastic. I would say though we don't mind driving the road/track that it was bad enough this time that we worried we woudn't get our deposit back on the rental cars so wander if attention will need to be given to the road.
The whole process booking arriving and leaving was stress free.
We would certainly recommend Villa Nisi and Villas Thalassa

Villa Nisi is imaculate, the views from the rooms and pool area are simply stunning and the general location is quiet and peaceful.
The final 1km of the road to Villa Nisi (and other villas offered by Villas Thalassa) is unpaved and although generally in reasonable condition there are one or two sections that rattle you around. A gentle stroll to the village takes about 30 minutes each way but if you have mobility issues a car would be recommended as there are a couple of short steep sections.
The WIFI signal in the villa is good which is an added bonus as the area in which the villas are situated had no signal at all last year.
Overall I would highly recommend Villa Nisi and Villas Thalassa.

Die Betreuung von Anna, Katarina, Philippe und Marlies war ungemein sympathisch und völlig unkompliziert.
Die Villa ist hell und grosszügig gestaltet. Sie ist bestens ausgerüstet, es lässt sich sehr gut leben, kochen, schwimmen und schlafen...
Wir wussten es zu schätzen, dass wir im April und Mai Sat-TV und ein gutes Internet hatten und mit den grossen Panoramafenstern das Gefühl quasi draussen zu sitzen! Später sassen wir dann draussen auf der grossen Terrasse unter dem irrsinnigen Sternenhimmel.
Mehr als empfehlen geht ja nicht aber die Villa Nisi ist wirklich super.

The reason why we won’t give the villa 5 stars is the internet. WiFi is promised but we got no more than a mobile wifi with a 10 euro bundle. Definitely something the owner should look at since I was quite disappointed not as advertised and spend a lot of money on bundles.

Missing: some basic groceries in the kitchen for the first day to feel more welcome.. I assume most of the visitors come after a nice journey so can be nice to have for ex. Fruits, Milk, Espresso capsules, 2 beers and/or similar

We had a great time in villa Lefki, The good thing about the house is that the pictures on the internet really tell you what the house looks like. It is a great house , very nice furnished and with a stunning view. The village Sivota is nice for breakfast and dinner. I would book the house again. Service from Jerome and Anna is great.

Anna and Tasos were extremely helpful when we had a few queries during our stay and Anna always responded immediately to any emails before our trip.
We would definitely recommend staying here. Slightly off the beaten track but a great location for accessing many areas.
